Great! You’re finally in, hurray now you can relax in your new home… the last thing you want to encounter are boiler issues.
Below is a series of tips to try and avoid new home boiler breakdowns.
Prior to exchanging on a new home ensure that your solicitors request for the boiler’s service record and find out when the boiler was installed. If this information cannot be produced, you can assume the boiler may not have been serviced for a considerable amount of time.
Arrange for the boiler to be inspected by a Gas Safe registered engineer prior to exchanging. They should be able to provide details on the condition and age of the boiler. Hopefully you will be able gauge whether its beginning to show signs of wear and tear.
Unfortunately, there is no onus on the seller to disclose physical defects hence the caveat buyer beware. Unless you can prove the seller misrepresented the situation of the boiler. If the solicitor could not produce the service record they can make further enquiries but it might be something you need to really push.
For many in this situation you may have to write it off as a learning exercise. Bite the bullet and pay for the costly repair or a new boiler. As mentioned earlier it is up to the buyer to ensure all relevant checks have been carried out.
If you find yourself with a broken boiler firstly enlist a gas safe engineer to attend to your property to ascertain whether the boiler has a simple fault that can be repaired or whether it may be more cost effective in the long term to replace the boiler entirely.
This will also give you the opportunity to find out how the heating system works. The boiler may just require a good service and the pressure adjusted. Going forward, keep up with the annual boiler service to hopefully get many years of hassle free heating.
