What is a CP12 Certificate?

A CP12 certificate (also known as a Landlord Gas Safety Certificate) is an official record confirming that the gas appliances and pipework in a rental property have been checked and are safe to use.

The inspection must be carried out by a Gas Safe registered engineer and the certificate must be renewed every 12 months.

Landlords must also provide tenants with:

A copy of the valid CP12 certificate within 28 days of the check
A copy to new tenants before they move in
